Seminole County Set for Significant Growth with Developments Along Lake Mary Boulevard

The area along Lake Mary Boulevard, near the Orlando-Sanford International Airport, is emerging as a major growth hub in Seminole County. Despite being the fourth smallest county in Florida by land area, Seminole County ranks as the 13th most populous, highlighting its high population density. By 2045, the county is projected to welcome an additional 90,000 residents, with much of this growth concentrated in its eastern regions.

Key Developments and Future Plans

Recent years have witnessed the emergence of several new neighborhoods, but the real surge is just beginning. Seminole County leaders emphasize that this corridor is the epicenter of future growth, holding much of the county’s remaining undeveloped land. Around 4,500 homes are currently in the development pipeline for this area, alongside a rising demand for retail and amenities.

Skyway Landing and King’s Crossing

One notable development is Skyway Landing, located along Skyway Drive. This forthcoming townhome community by Toll Brothers will offer 39 units in its initial phase, with a total of 84 lots starting from the upper $300,000s. Residents like Amy Perrone are excited about the new businesses, such as the recently opened Publix at King’s Crossing Plaza on State Road 46 and Lake Mary Boulevard. Perrone, who lives a few miles away, noted the convenience of the new Publix, which has significantly reduced her travel time for groceries.

King’s Crossing is set for further expansion, including a Wawa and a 260-unit apartment complex.

Commercial and Recreational Expansion

Additional commercial developments are planned along Lake Mary Boulevard, with plans to rezone three acres for two new shopping plazas, each totaling 9,800 square feet.

Adding to the area’s appeal is the 100-acre Boombah Sports Complex, a major revenue generator since its inception in 2016. Plans for a new $61 million indoor sports facility are expected to attract even more visitors and economic activity. A recent county survey revealed that 42% of Seminole’s hotel guests are drawn by events at the sports complex, prompting plans for new hotels to accommodate this growing influx of visitors.

As developments continue to unfold along Lake Mary Boulevard, Seminole County is poised for substantial growth. With new housing, retail, and recreational facilities, the area is rapidly transforming into a vibrant and convenient community for both current and future residents.
